From a Lake Tohopekaliga trading post to Osceola's county seat
Kissimmee started out as Allendale, a trading post on the northern shore of Lake Tohopekaliga named for Confederate Major J.H. Allen, and became a town in the early 1880s. It is the county seat of Osceola County. After the 1890s freezes it was cattle country until Walt Disney World opened in 1971.
Today the city has about 81,479 residents (ACS 2024 5-year). The median home was built in 1992, which puts most of the housing stock squarely in the central-air era, with an air handler indoors or in the garage and supply ducts running overhead.
A city of renters: what landlords and tenants should know
Only 46.3% of Kissimmee's 27,225 occupied homes are owner-occupied, so most AC systems here are looked after by a landlord, an HOA or a property manager. If you rent, the system usually isn't yours to open up; send your landlord a written note about dust blowing from the registers, a musty smell or water around the air handler. If you own rentals, a turnover is a natural time to compare quotes: NADCA lists moving into a home among its reasons to clean more often, while EPA says ducts should be cleaned only on "an as-needed basis."
EPA suggests cleaning only for substantial visible mold in hard ducts, vermin, or heavy dust and debris, and says to ask any company to show you the contamination first.
Kissimmee after Hurricane Ian
Ian hit Osceola County hard in September 2022. A National Weather Service cooperative station in Kissimmee logged 15.02 inches of rain, and the National Hurricane Center's report shows flooded buildings at Good Samaritan Society, Kissimmee, and estimates about 4,100 structures damaged in Osceola County. Milton in 2024 was far drier on this side of the metro: about 3 inches near Kissimmee.
If water reached your air handler or ductwork, the Florida Department of Health warns that turning a flooded system on without proper cleaning "will spread mold throughout your home." Wet insulated or flex duct generally can't be cleaned and, per EPA, "should be removed and replaced," which is duct replacement work for an AC contractor. See mold in AC vents and ducts and duct repair and sealing.
Dryer vents and the license question
Dryer vents are the one job where Florida's licensing picture is simpler: a 2015 Construction Industry Licensing Board declaratory statement found no mechanical license was needed for the petitioner's no-disassembly vent cleaning method. Rerouting or replacing a vent is different. Read more on dryer vent cleaning.
In Florida, duct cleaning that involves removing grilles and AC coil work is licensed air-conditioning contractor work. Ask for the company's CAC/CMC license number and check it at MyFloridaLicense.com; a county business tax receipt is not a license. This is general information, not legal advice.

Kissimmee air duct questions
I rent in Kissimmee. Can I get my ducts cleaned?
Usually the landlord or property manager decides, because the AC system belongs to the owner and cleaning that removes grilles is licensed contractor work in Florida. Put the problem in writing: dust from registers, a musty smell, or water near the air handler. Owners and managers can use our form to compare free quotes from independent local companies.
Did Hurricane Ian flooding affect Kissimmee AC systems?
Ian brought about 15 inches of rain to a Kissimmee weather station and damaged an estimated 4,100 structures in Osceola County, according to the National Hurricane Center. If floodwater reached your air handler or ducts, the Florida Department of Health advises against running the system until it has been properly cleaned, and EPA says wet insulated ducts should be replaced.
How much does air duct cleaning cost in Kissimmee?
EPA and NADCA give a typical range of $450 to $1,000 per system, and cost guides put the average around $389 to $500. Kissimmee prices depend on home size, number of vents, attic access and contamination. These are estimates, not quotes. Be wary of $99 whole-house offers, which NADCA calls a red flag.
